Commercial Metal Roofing and Sheet Metal Work in New York

On a New York commercial roof, metal usually shows up in the details: parapet coping, edge metal, flashings, gutters and leaders, plus steep-slope elements like mansards and bulkheads.

Keystone Commercial Roofing handles the metal details on New York commercial buildings, not just the rare whole metal roof.

The Roofs We See Most in the Bronx

EPDM and ballasted rubber roofs are found across the Bronx’s older multifamily and industrial buildings, sometimes beneath layers of stone that have not been disturbed in years.

Modified bitumen and built-up asphalt systems are also common on older buildings, often carrying several generations of repairs by the time a leak brings someone onto the roof.

Single-ply replacements show up more on larger low-slope roofs, warehouse and industrial buildings where an aging built-up or EPDM system is getting replaced with a newer membrane system entirely.

Metal details such as coping, flashing, and gutters can appear on these systems regardless of the main membrane, along with steep-slope elements on some older buildings.

Recognizing which of these is actually on your roof matters more than it sounds like it should, since the repair approach, the inspection method, and even how a leak gets traced all depend on knowing which system you’re actually dealing with.

Where Metal Actually Is on a New York Commercial Building

Most commercial buildings in this city don’t have metal covering the entire roof field. What they do have is metal throughout the roof’s critical details, and that distinction is the entire point of this page. Almost every one of them has metal somewhere on the roof, and that distinction is the entire point of this page.

Parapet coping and edge metal cap the top of a wall or the perimeter of a roof, exactly where wind, water, and thermal movement all concentrate at once. Counterflashing protects the upper edge of base flashing at walls and other transitions, while properly detailed flashing around curbs and penetrations keeps water from working into the roof assembly.

Gutters, leaders, and scuppers move water off the roof once it gets there, and a system nobody’s cleared in years is often the actual cause of a problem that looks like a roof leak but isn’t.

Mansards, bulkheads, penthouses, and canopies are the steep-slope elements sitting on top of an otherwise low-slope building. Older New York buildings often carry these in a profile nobody makes as a stock item anymore.

Equipment screens and roof-level enclosures round out the list, metal work that has nothing to do with weathertightness directly but still needs to be built and fitted correctly around everything else up there.

Older commercial and industrial buildings across the borough carry exactly the kind of roof stock this page covers, including EPDM, modified bitumen, and single-ply systems, many of them decades old and due for repair, restoration, or replacement.

FAQs

How do I tell what kind of roof I have?

You can often get a general idea from the roof surface. Smooth black rubber can indicate EPDM, while granular or layered surfaces may indicate built-up or modified bitumen. Surface appearance does not always confirm the full roof assembly, though. If you’re still unsure, send us a photo with the building address and we can tell you what the visible system appears to be and whether it needs a closer inspection.

We repair older roofs when the condition of the system makes targeted repair reasonable. We survey the roof first and look at the membrane, previous repairs, drainage, flashing, and other accessible details before determining whether repair can reasonably extend its service life or whether replacement is warranted.

Yes. Previously patched roofs can make leak tracing more difficult because water may travel along the membrane or between roof layers before appearing inside the building. We inspect the visible roof conditions and trace likely water paths to identify the area where moisture may be entering the assembly.

Yes. Keystone Commercial Roofing carries $2 million in general liability coverage, and our crews follow OSHA-compliant safety practices throughout the work.

We serve commercial properties throughout the Bronx, including multifamily, industrial, warehouse, institutional, and mixed-use buildings.
