Each failure above gets a specific fix, not a generic patch. Here’s what the repair actually involves.
We cut back to sound material, then re-seal or re-weld the section and tie it into the surrounding membrane.
Failed flashing at parapets, curbs and edges is cut back to sound material, replaced, and tied into the membrane. A bead of sealant over a lifted edge isn’t a repair.
We trace ponding to its cause first, whether that’s a blocked drain, an undersized one, or a low spot in the deck, before we touch anything.
Small damage gets a matching patch; larger failed sections are cut out and replaced.
Saturated insulation comes out and is replaced before new membrane goes down.
Penetrations are re-sealed and re-flashed at the base, not just recaulked over the old failure.
Every failure does not mean a new roof. Here’s how we tell the difference.
A 12-year-old TPO roof was leaking into a second-floor unit after every heavy rain. Inspection traced it to failed seams along the north parapet, not the penetration the owner suspected. We cut back and re-welded roughly 80 linear feet of seam and replaced the adjacent flashing.
A modified bitumen roof on a warehouse was ponding water for days after every rain. The drains were clear, so the cause was a low spot where the deck had settled over the years, not the drains themselves. We built up the substrate to correct the slope and re-flashed the surrounding membrane. The area now drains within hours of a storm.

Repair cost depends on the roofing system, the extent of the damage and roof access (occupied building vs. vacant, loading dock vs. street level). A single failed seam repair is a very different job from a section of wet insulation removal. We give a firm number after inspection, at no charge for the look.
